This isn't really an original theory, I know. But Agnes is really Agatha Harkness. I mean she makes the same expression when she tilts her head I mean look it up.
Nightmare and Mephisto are working together to pacify Wanda. She is practically a living all 6{?} infinity stones. They both know that she is the only one powerful enough to stop them and their plan, so they have her create Westview so that she is distracted with her "perfect" life.
Wanda reformed the mind stone. She can destroy it and her powers derived from it. So, why wouldn't she be able to recreate it somehow? In ep 5, we learn that she stole the Visions corpse. SHe didn't recreate his body. The mind stone is long gone since Cap returned them to their rightful places. So Wanda would need fragments of the mind stone. And she has its energy. So that's how Vision is alive. Or is he?......
Pietro is alive. But how did he get to Wanda's Westview? I believe that he was sent in by S.H.I.E.L.D or S.W.O.R.D to get close to Wanda. Even though the Peter/Fox version of Quicksilver didn't grow up with Wanda, It should be enough to keep her happy enough for them to...whatever they are planning.

I've heard a LOT of WandaVision Theories, but I'd like to hear if any members of this community have some. I have a couple the first one being:
In-Universe Theory: The series premiere opens with Wanda and Vision driving into Westview, with the "Just Married" sign on the back of their car. They will drive into Westview, settle into their home, where they'll find Agnes waiting for Wanda, as she walks in, Agnes gives her a hug, and asks her what she is doing in that house. Right then, Vision walks in, the first look we get at him as a human, as Wanda uses her powers to make his hat and robot-ish face go away. Agnes leaves, and Wanda says that she wants to fit in, and Vision responds that they shall.
Out-Universe Theory: All content that we see that's black and white from the trailers, will be in the first episode. We won't get a first look outside the alternate reality until at least the end of episode 1.01, but that's in Part 2!
